ince 1990, Centurion American has developed well over 25,000 single-family lots in dozens of premier communities surrounding North Texas. We have demonstrated the ability to effectively work with investors, landowners, financial institutions, and vendors to acquire over 20,000 acres of land inventory, resulting in a diverse mix of developments varying in size and scope. Delivering award-winning communities with impeccable amenities such as parks, golf courses, water park themes, and hiking and biking trails, Centurion has successfully designed master-planned communities that have been recognized across the real estate industry.

Recreational facilities are at the heart of many of the communities we’ve developed in Texas and Colorado. We work closely with local municipalities, commercial developers, and public school systems as part of the overall master plan. Our established relationships with the area’s top builders allow us to implement the latest design concepts ranging from upscale, luxury homes in secluded neighborhoods to affordable housing communities for first-time home buyers.

Innovative Development

Public improvements help provide a unique, quality lifestyle for the residents in our communities. Centurion provides additional amenities—such as open space, special roads, water and sewer upgrades, and parks—by utilizing various supplemental government bonds including Public Improvement Districts (PIDs), Municipal Utility Districts (MUDs), and Fresh Water Supply Districts. Because of our broad depth of experience, we are skilled at working with government municipalities in order to create model, trendsetting communal environments.

In 2007, the Town of Trophy Club approved the Trophy Club PID No. 1. The District, along with Bank of America’s Public Finance Division, allowed for the financing of $27.8M in funds allocated to core infrastructure improvements involving water, sewer, roadways, and public recreation facilities. The Town established the PID in the community known as The Highlands at Trophy Club.

The Highlands at Trophy Club, situated on approximately 831 acres in the Town of Trophy Club, features a hometown community lifestyle planned for over 1700 families. The Highlands settles into the rolling hills of Southeast Denton County with a country club setting, the world’s only Ben Hogan-designed championship golf course, several public parks, award-winning schools in Northwest ISD, and a great social environment with incredible accessibility to major attractions in both Dallas and Fort Worth. This community includes a variety of home sites ranging from 50’ to 100’ wide single-family lots for homes ranging from the $250’s to $800+ in the secluded, gated Hogan’s Glen addition.

In early 2010, Trophy Club also expanded their open space and trail systems for residents using the PID funds. Improvements to the community center, Harmony Park, expanded the facility to include exercise stations, playground components, and a state-of-the-art splash park for the pool center. Freedom Dog Park opened later in 2010, and Independent Park East opened in 2011 featuring four new sports fields, a concession stand, and restrooms.

INFILL DEVELOPMENT

Unused and underutilized property within existing urban areas often affords an opportunity to develop residential services close to existing resources. Centurion has developed projects around mixed-use land bringing homes and jobs together along with access to shopping, schools, recreation, and shorter commutes.

One of our premier projects, The Courtyards at Normandy, features 36 custom-built three-story homes in the heart of the Park Cities area known as University Park. The builder, Crescent Estates Custom Homes, has four unique floor plans that all include an elevator, sweeping views overlooking a courtyard, between 2,900 and 3,400 square feet of living space, and planned amenities including a cabana and pool.
